For architects and designers

What it is like to have us on your job.

We price from whatever you have, tell you early what a detail will cost to build, and keep the RFI count low by asking the questions at bid rather than in week nine.

The engagement

  1. ISchematic pricingA budget from SD-level drawings in 3–5 working days, with the assumptions written down so you can see what we priced and what we did not.
  2. IIConstructability reviewWe mark up your set with what is expensive, what has a lead time, and what will not build as drawn — before it goes to your client, not after.
  3. IIIHard bidLine-item pricing off CDs in 7–10 working days. Alternates and value options presented as options, never substituted quietly.
  4. IVShop drawingsMillwork shop drawings in 5–10 working days, redlined against your details in house before they reach you. One review cycle is the target.
  5. VSubmittals & control samplesSpecies, stain and sheen approved on a physical sample before anything is cut. Submittal log shared, not emailed one at a time.
  6. VIConstructionDaily reports with photographs to you and the owner, every working day. RFIs batched weekly unless something is blocking.
  7. VIICloseoutPunch, warranties, as-builts and O&M handed over complete — so your certificate is not waiting on us.

What we need from you

The more of this exists, the tighter the number. Missing pieces become written assumptions rather than surprises.

What you get back

The paperwork architects usually have to chase is standard on our jobs, because the systems that produce it are ours.

After handover — 212 Residential Services

A building is finished once, and maintained for years.

Our maintenance division keeps the trades that built the job on call for it afterwards — one membership, rather than a scramble for whoever answers.

Millwork & cabinetry
Eased and adjusted by the shop that built it.
Tile, grout & stone
Re-grouted and sealed before it fails.
Plumbing
Leaks and slow drains, before they become water damage.
Electrical
Fixtures, outlets, and licensed dispatch beyond that.
HVAC
Filters and service timed to the changeover, not to a complaint.
Finishes & paint
Touch-ups and caulk renewal, colour-matched.

It matters to a drawing set as much as to an owner: the detail you specified is looked after by people who still have the shop drawing for it. New York City, the Hamptons, Miami and Los Angeles.
